House prices are falling. Mortgage costs remain high. Landlords are selling. First-time buyers are changing their expectations.
So, what does it all mean if you’re looking to buy or sell a home in Plymouth this autumn?
Well, as ever with property, the answer isn’t quite as simple as the headlines suggest.
The latest Lloyds house price data shows that UK house prices fell by 0.4% year-on-year in August, the first annual decline since November 2023. Prices also fell 0.2% between July and August, with the average UK property now valued at £298,468.
But this isn’t a property market in freefall.
It is a market adjusting to higher borrowing costs, changing buyer expectations and a very different economic landscape.
And here in Plymouth, that creates opportunities for buyers who are prepared to look carefully and act decisively.
The £400,000 question
One of the biggest issues currently affecting the property market is simple:
How much can people afford to borrow?
Mortgage rates remain considerably higher than many buyers became accustomed to during the ultra-low-rate years.
For buyers looking at properties around or above £400,000, the cost of borrowing becomes particularly significant.
As a rough illustration, borrowing £400,000 over 25 years at 5% would mean repayments of around £2,338 per month, before taking account of mortgage fees, insurance and the other costs associated with running a home.
That’s a very different proposition from borrowing at 2%.
And it explains why buyers are becoming more cautious.
People are still moving.
People still want bigger homes, better locations and more space.
But increasingly, buyers are asking:
“What do we actually need – rather than what could we technically afford?”
That distinction is becoming increasingly important.
First-time buyers are looking at the market differently
Perhaps one of the most noticeable changes is among first-time buyers in Plymouth.
The cost-of-living pressures of recent years haven’t disappeared, and many would-be homeowners are understandably reluctant to stretch themselves to the absolute limit.
Instead, we’re seeing buyers reconsidering their priorities.
Perhaps the dream first home doesn’t need to have three bedrooms.
Perhaps it doesn’t need a huge garden.

The legislation previously known as the Renters Reform Bill is now the Renters’ Rights Act 2025, with major changes to private renting in England coming into effect from 1 May 2026. Existing assured shorthold tenancies moved to periodic tenancies, while Section 21 “no fault” evictions were abolished.
The new legislation also introduced a specific possession ground where a landlord intends to sell a property, although there are important conditions and notice requirements.
For some landlords, the combination of regulation, taxation, mortgage costs, maintenance and the changing responsibilities of being a landlord has simply tipped the balance.
Some are deciding that now is the time to sell.
That could mean more properties entering the sales market – and potentially more choice for buyers.
For Plymouth buyers, particularly those looking for established houses in popular residential areas, this is something worth keeping an eye on.
More choice can mean more opportunity
A slightly softer market doesn’t automatically mean that buyers should sit back and wait.
Quite the opposite.
If more properties become available while buyers remain price-conscious, there can be greater opportunity to find the right property and negotiate a sensible deal.
