Landlord Fees

At Cross Keys Estates we have 2 levels of service that we offer Landlords. The first is Fully Managed (FM) and the second is Tenant Find Only (TFO). You will find our schedules of fees and charges to Landlords below.

There is also a schedule of charges for any service we offer that a Landlord may require as a “one off” when not using ourselves to find them a tenant via either Level of Service that we offer. For clarity, all costs and charges include VAT.

Fully Managed Service

Fully Managed – 14.4% per month plus set up fee of £390.00
Our comprehensive Fully Managed Service includes the following:

  • Provide professional opinion on rental value expectations and advise on marketing strategy.
  • Inspect property and advise on current legislation and compliance.
  • Advertising of your property on property portals including ZOOPLA & RIGHTMOVE.
  • Cross Keys advertising board at the property (if applicable).
  • 3D Floorplan.
  • High Quality Photographs.
  • Viewings accompanied by CRB checked member of staff.
  • Feedback on Viewings from your Property Consultant.
  • Full Tenant Referencing credit checks.
  • In-depth Inventory Report on the property (including access to report online).
  • Creation of fully compliant Tenancy Agreement.
  • Deposit protected in custodial scheme of The Deposit Protection Service.
  • Payment of Rent by way of BACS bank transfer directly to your account.
  • Monthly Rental Statement Provided.
  • Maintenance Reporting & Advice Service (including emergency telephone numbers).
  • Issuing of Section 13 Notice.
  • Issuing of Section 21 Notice.
  • Check out when Tenant Vacates.

Fees NOT included in Fully Managed Service (including VAT):

  • We always conduct quarterly inspections of each property, creating a photographic assessment report. In particular we look for areas of damp, damage to the property and also test any alarms that are contained within the property boundary. This report is then sent to the Landlord with our comments / advice noted within. The cost of this service to Landlords under our Fully Managed Service is £18.00 per inspection.
  • If a Landlord requires us to administer Non-UK Resident Landlord Tax (NRL) there would be an annual charge of £60.00.
  • To conduct and create an Energy Performance Certificate £78.00.

Tenant Find Only Service

Tenant Find Only – £480.00
Our Tenant Find Only Service includes the following:

  • Provide professional opinion on rental value expectations and advise on marketing strategy.
  • Inspect property and advise on current legislation and compliance.
  • Advertising of your property on property portals including ZOOPLA & RIGHTMOVE.
  • Cross Keys advertising board at the property (if applicable).
  • 3D Floorplan.
  • High Quality Photographs.
  • Viewings accompanied by CRB checked member of staff.
  • Feedback on Viewings from your Property Consultant.
  • Select a suitable tenant / tenants.
  • Full Tenant Referencing credit checks.
  • In-depth Inventory Report on the property (including access to report online).
  • Creation of fully compliant Tenancy Agreement.
  • Collect the first month’s rent from the Tenant and credit to the Landlord’s chosen bank account.
  • Handle the deposit in accordance with the Landlords instructions*.
  • Hand over responsibility for the Tenant(s) to the Landlord(s) including a Comprehensive Landlord Pack containing all information pertaining to the property and incoming tenant, once the keys to the property have been released and all relevant paperwork signed.

*Before handing over the Deposit, Cross Keys Estates require written confirmation of the intended deposit scheme that is to be used. If the Landlord requires us to lodge the Deposit in the Deposit Protection Scheme on their behalf then a charge will apply.

This was our first time buying so did not really know what to expect, but Crosskeys were fantastic. They kept us well informed and seemed happy to help chase up solicitors etc throughout.
